Finding a Healthy Rental: Top 10 Things to Investigate

Don’t let poor conditions in your next home affect your health. Here are 10 things to pay attention to when looking for a healthy rental property.
- Odors. If you notice a ‘dirty’ or musty odor, you may be noticing a possible mold problem.
- Windows & Doors. Easy to open windows and doors are an indicator of a stable and well-maintained property.
- Leaks. Look out for leaks, clogged drains, or water damage and water stains.
- Exhaust Fans. Check that bathroom, kitchen, and any other exhaust fans working, clean and accessible.
- Heat and AC. Ensure both are operational and work as expected.
- Exterior Maintenance. Note if there is any significant damage, rot, or exterior water drainage issues.
- Carpet. Try to avoid carpet. If you have no choice stay away from really old carpet or brand new carpet which can off-gas chemicals.
- Age of Property. Older homes built before 1978 are at risk of lead paint. Most furnaces, A/C systems, hot water tanks, and roofs have a life span of about 15 years
- Smoke Detectors. Verify every room has one and it is operational.
- Neighborhood. Ask the neighbors if they know of any issues or concerns with the property and look for outdoor pollution sources that might create air quality problems.
